2. SERVICES PROVIDED
Visionary Property Inspections provides professional residential home inspection services in the State of Florida, including but not limited to:

Wind Mitigation Inspections using the Florida OIR-B1-1802 form

All inspections are performed by a licensed Florida home inspector in accordance with Florida state law and applicable professional standards. Services are available in Orlando and throughout Central Florida including Orange, Seminole, Osceola, and Lake counties.
3. INSPECTION AGREEMENT
Prior to the performance of any inspection, a separate written Inspection Agreement will be provided to the client for review and signature. That agreement, once signed, constitutes the primary binding contract between Visionary Property Inspections and the client for the specific inspection being performed. These Terms and Conditions supplement that agreement and govern the use of our website and general engagement with our services.
4. SCHEDULING, CANCELLATION & RESCHEDULING
Inspection appointments may be scheduled by phone, text, email, or through our online booking system. We request that any cancellations or rescheduling requests be made at least 24 hours prior to the scheduled appointment time.

Cancellations made with less than 24 hours notice may be subject to a cancellation fee

If the property is not accessible at the time of the scheduled appointment, a trip charge may apply

We reserve the right to reschedule appointments due to unsafe conditions, inclement weather, or circumstances beyond our control
5. PAYMENT TERMS
Payment for inspection services is due at the time of inspection unless otherwise agreed upon in writing. We accept payment by methods disclosed at the time of booking. Inspection reports will not be released until payment has been received in full.
Prices listed on our website are starting prices and may vary based on the size, age, and condition of the property, as well as the specific services requested. An exact quote will be provided prior to scheduling confirmation.
6. REPORT DELIVERY
Inspection reports are typically delivered via email within 24 hours of the completed inspection, often the same day. Reports are delivered through our Spectora inspection report platform. You will receive an email with a link to access your digital report.
Reports are the exclusive property of the client who commissioned the inspection. Reports may not be transferred, sold, or provided to third parties without the express written consent of Visionary Property Inspections, except as part of a real estate transaction with the client's authorization.
7. LIMITATION OF LIABILITY
To the fullest extent permitted by Florida law, Visionary Property Inspections' liability for any claim arising from a home inspection shall be limited to the fee paid for the inspection in question. We shall not be liable for any consequential, incidental, indirect, special, or punitive damages.
A home inspection is a visual examination of the accessible areas and systems of a property at a specific point in time. It is not a guarantee, warranty, or insurance policy regarding the condition of the property. See our Inspection Disclaimer below for full details.
8. CLIENT RESPONSIBILITIES
To ensure a thorough and complete inspection, clients and/or property owners agree to:

Ensure the property is accessible at the scheduled time, including all utilities being active (gas, electric, and water)

Provide access to all areas of the property including attic, crawlspace, electrical panel, and water heater

Disclose any known defects, hazardous materials, or prior damage to the inspector prior to the inspection

Ensure pets are secured and the property is safe for inspection personnel
9. INTELLECTUAL PROPERTY

10. GOVERNING LAW

IMPORTANT: A home inspection is a professional opinion of the visible and accessible condition of a property at a specific point in time. It is not a guarantee, warranty, certification, or insurance policy regarding the present or future condition of the property or its systems.
1. SCOPE OF INSPECTION
Home inspections performed by Visionary Property Inspections are visual examinations of the readily accessible and visible systems and components of a property. Our inspections are conducted in accordance with the Standards of Practice established by the State of Florida and applicable professional associations.
The inspection is limited to the conditions present and observable at the time of the inspection. We inspect only those items that are:

Visible and accessible without destructive testing or removal of materials

Within the defined scope of a residential home inspection as established by Florida law

Observable under normal operating conditions at the time of the inspection
2. WHAT IS NOT INCLUDED
The following items are generally outside the scope of a standard home inspection and are not covered unless specifically agreed upon in writing:

Items concealed behind walls, ceilings, floors, or other surfaces

Underground systems including sewer lines, septic systems, and buried fuel tanks (unless sewer scope add-on is purchased)

Environmental hazards including but not limited to asbestos, lead paint, mold, radon, Chinese drywall, or underground storage tanks
-
Pest or termite inspections (a separate WDO inspection is recommended)
-
Swimming pools and spas unless the Pool & Spa Inspection add-on is purchased
-
Detached structures, outbuildings, or auxiliary structures unless specifically included
-
Security systems, low-voltage systems, or specialty equipment
-
Evaluation of code compliance for unpermitted work

Engineering assessments or structural engineering analysis

Appliances that are disconnected, inaccessible, or without utility service
3. LIMITATIONS OF VISUAL INSPECTION
Because home inspections are visual in nature, some defects may not be discoverable through a visual examination alone. Visionary Property Inspections shall not be held liable for defects that were:

Concealed, covered, or otherwise not visible at the time of the inspection

Inaccessible due to personal property, furniture, storage, or other obstructions
-
Not present or not observable at the time of the inspection but developed or manifested afterward
-
Located in areas that were locked, blocked, or otherwise inaccessible
-
Intermittent in nature and not present or operating at the time of inspection
4. 4-POINT AND WIND MITIGATION INSPECTIONS
4-Point Insurance Inspections and Wind Mitigation Inspections are performed for the specific purpose of providing documentation required by insurance companies. These inspections are limited in scope to the systems and features specified on the applicable insurance form (4-Point) or the Florida OIR-B1-1802 form (Wind Mitigation).
Visionary Property Inspections does not guarantee that the findings documented in a 4-Point or Wind Mitigation Inspection report will result in the issuance, renewal, or discount of any insurance policy. Insurance decisions are made solely by the insurer based on their own underwriting criteria. We document conditions accurately and completely — we cannot control how insurers use or respond to that documentation.
5. CONDITION CHANGES AFTER INSPECTION
An inspection report reflects the condition of the property at the specific date and time of the inspection only. Conditions may change after the inspection is completed due to normal wear, weather events, occupant activities, or other factors. Visionary Property Inspections is not responsible for changes in property condition that occur after the inspection date.
6. RECOMMENDATIONS AND REFERRALS
Where the inspection report recommends further evaluation by a licensed specialist or contractor, we strongly encourage clients to obtain those evaluations before completing a real estate transaction. Our recommendations for further evaluation do not constitute a guarantee of defect — they indicate that additional professional assessment is warranted to fully understand the condition or severity of a finding.
7. NO GUARANTEE OR WARRANTY
Visionary Property Inspections does not provide any guarantee, warranty, or insurance regarding the condition of any property or its systems, either expressed or implied. Our inspection reports represent the professional opinion of a licensed inspector based on visual observation of conditions present at the time of the inspection.
The existence of an inspection report does not constitute a warranty that the property is free from defects, that all defects have been identified, or that the property will remain in the same condition as described in the report after the inspection date.
8. CLIENT RELIANCE
Inspection reports are prepared solely for the use of the client named in the inspection agreement. Third parties who rely on the inspection report do so at their own risk. Visionary Property Inspections accepts no responsibility or liability to third parties who obtain or rely upon the contents of an inspection report without our written authorization.
We encourage all clients to be present during their inspection whenever possible. Walking through the property with your inspector provides context, clarity, and the opportunity to ask questions that no written report can fully replicate.
