GENERAL
Yes. Visionary Property Inspections is fully licensed by the State of Florida (Lic. #HI6416) and carries both Errors & Omissions (E&O) and general liability insurance. You can request proof of insurance at any time.
We serve Orlando and all of Central Florida, including Orange, Seminole, Osceola, and Lake counties. Cities include Winter Park, Kissimmee, Lake Mary, Windermere, Oviedo, Clermont, and more. Not sure if we cover your area? Give us a call — we likely do.
We offer three core inspection types: Residential Home Inspections (full property evaluations for buyers, sellers, and homeowners), 4-Point Insurance Inspections (roof, electrical, plumbing, HVAC — required by most FL insurers), and Wind Mitigation Inspections (documents storm-resistant features that can lower your insurance premium).
Our inspector is state-licensed, certified, and insured. We welcome questions before, during, and after the inspection — nothing is off limits. We also provide a clear, photo-documented report so you can see exactly what we saw, not just take our word for it.
General

RESIDENTIAL INSPECTIONS
A full home inspection evaluates all visible and accessible systems and components of the property, including: roof, attic & structure, foundation & exterior, electrical, plumbing, HVAC (heating & cooling), interior rooms, windows & doors, built-in appliances, and garage/decks/porches.
Most residential inspections take 2–4 hours depending on the size, age, and condition of the home. A smaller condo may take closer to 90 minutes; a large older home could take longer. We never rush — thoroughness is the point.
You're not required to attend, but we highly recommend it — especially for buyers. Being present lets you ask questions in real time, see findings firsthand, and get context you simply won't get from a report alone. It's one of the most valuable hours you can spend before closing.
A pre-listing inspection is one of the smartest investments a seller can make. Knowing what's in the home before you list means no surprises during the buyer's inspection — and no last-minute price reductions or deals falling through. You control the narrative when you have the information first.
Residential Inspections

4-POINT & WIND MITIGATION
A 4-Point Inspection evaluates the four systems most important to insurance companies: roof, electrical, plumbing, and HVAC. Most Florida insurers require it for homes 25–30+ years old before issuing or renewing a policy. If your insurer or lender has requested one, or your home is older, you almost certainly need it.
A Wind Mitigation Inspection documents the storm-resistant features of your home — things like roof-to-wall connections, roof deck attachment, impact-rated windows, and secondary water resistance. Florida insurers are required by law to offer discounts for these features, and many homeowners save hundreds of dollars a year on their premium after this inspection.
Yes — and often significantly. Florida law requires insurers to offer premium discounts for documented wind-resistant features. Many homeowners find the inspection pays for itself within the first year through insurance savings. If your home already has qualifying features, you're leaving money on the table without this report.
A 4-Point Inspection is a focused insurance document covering four specific systems — it's what your insurance company needs. A full home inspection is a comprehensive evaluation of the entire property, covering dozens of components, and is primarily used by buyers, sellers, and homeowners for due diligence. They serve different purposes and are often both needed.
Yes — and we recommend bundling them when both are needed. We can perform both inspections in the same visit to save you time. You'll receive two separate reports (insurance companies require them separately), but you only need to schedule and be present once.

REPORTS & PRICING
Most reports are delivered within 24 hours of the inspection — often same day. We know real estate and insurance deadlines move fast, and we treat your report turnaround accordingly. You'll receive it as a digital PDF sent directly to your email.
Our reports are photo-documented and written in plain English — not a clipboard checklist full of jargon. Every finding includes photos, a plain-language explanation of what we found, and context on what (if anything) needs attention. You can download a sample report here to see exactly what you'll receive.
Pricing depends on the inspection type and property size. Residential inspections start at $350. 4-Point and Wind Mitigation inspections start at $175, with a bundle discount when both are done in the same visit. Call us or use the scheduling form for an exact quote — we're upfront on pricing with no surprise fees.
Payment is due at the time of inspection. We accept credit card, Venmo, Zelle, check, etc. We do not require payment before arrival.

SCHEDULING
Most inspections are scheduled within 24–48 hours of your request. If you're under contract with a tight inspection period or have an insurance deadline, call or text us directly and we'll do our best to accommodate same-day or next-day availability.

Make sure the property is accessible (keys, lockbox code, or someone present to let us in). All utilities should be on and active — gas, electric, and water — so we can fully test all systems. For sellers: clear access to the attic, electrical panel, and water heater makes the process faster and more thorough.
