A 4-Point Inspection evaluates the four systems Florida insurance companies care about most; roof, electrical, plumbing, and HVAC. Most insurers require it on homes 25–30 years or older before they'll issue or renew a homeowners policy.

ROOF
We document the roofing material, estimated age, and current condition. Insurers use this to assess remaining service life and risk of water intrusion.
Point 02
ELECTRICAL
We inspect the main panel, identify the wiring type, note the presence of any known hazards (like aluminum wiring or Federal Pacific panels), and document overall condition.
Point 03
PLUMBING
We identify pipe materials (copper, PVC, galvanized, polybutylene), document the water heater age and condition, and note any visible concerns with supply or drain lines.
Point 04
HVAC
We document the heating and cooling system type, age, and operational condition. Older or non-functional HVAC systems are a common reason insurers request repairs before binding coverage.
